Although the conversation on 15 November 1996 and subsequent correspondence indicated that the parties had reached agreement on the lease terms and intended a concluded bargain, the first defendant had authority only to negotiate on behalf of the second defendant and not to conclude an agreement for lease binding her. In the absence of authority to bind the second defendant, there was no concluded final agreement enforceable against both defendants. The estoppel claim also failed because the plaintiffs did not demonstrate relevant detriment.
