The modification to retain and alter the existing refrigeration motors/condensers did not merit approval because the applicant provided inadequate detail to permit realistic assessment of visual impacts, acoustic compliance, heat impacts and vibration impacts, and the proposal unreasonably maximised internal retail area to the detriment of neighbouring residential amenity and the external landscaped amenity relationship contemplated by the original consent. The other proposed modifications were acceptable and were approved.
