The proposed subdivision was refused because proposed Lot B, although narrow, rectangular and east-west in orientation, had an area of only 203.55 square metres and a shorter depth, which were not similar to the prevailing cadastral pattern of lots in the order of 250 to 450 square metres, 6m to 8m wide, generally rectangular and east-west oriented. The subdivision therefore did not reflect or reinforce the existing subdivision pattern required by the DCP.
