The court determined that Mr. Attwood's shares should be valued at their undiscounted fair value as of 1 October 2005, reflecting a going concern basis and not a break-up/liquidation basis, with no discount for lack of control or marketability. Property values were to be based primarily on Mr. Mason's evidence, subject to specified reductions and a 2.5% discount for condition and 7.5% for assured shorthold tenancies. Portfolio discount was set at 5%. Quasi-interest was awarded at investment/lending rates: 2% above base until 31 October 2008, then 3% above base thereafter. Mr. Taub was directed to recalculate the share value and quasi-interest in light of these findings.
