The true construction of the 1989 conveyance is that the boundary in Area A follows the dimensions on Plan 2, giving the defendant a strip east of the retaining wall, while in Area B the boundary follows the garden fence. There was no adverse possession in Area B by the defendant, nor in Area A by the claimants. No binding boundary agreement was concluded between the parties.
