Instead, the agreement was for 0.25 acres, and the Plaintiff breached the contract by attempting to convey only 0.11 acres. The Respondent is entitled to specific performance for 0.25 acres, damages for breach, and the Plaintiff must obtain the necessary written consent for the sublease. The appeal fails except to the extent of reducing the land area awarded to the Respondent from 0.40 to 0.25 acres.
