The plaintiff established factual possession from at least 1982 and demonstrated animus possidendi for the 2nd Land and Area Y (enclosures, fences, gates, structures and exclusive use), meeting the 20‑year limitation period such that the paper owners' rights were extinguished under the Limitation Ordinance; the plaintiff failed to establish sufficient exclusive physical control or animus for the 3rd Land, Area X and the remainder of the Common Passage, so those claims fail; proprietary estoppel and easement claims based on the 1965 oral agreement fail because they cannot enforce what CPO s3(1) requires in writing, and the alleged easement lacked nec precario.
