Market value should be determined based solely on bona fide comparable sale deeds, not by averaging with non-comparable or undervalued sales. Where the acquisition and the exemplar are similar orchard lands close in location, no development cost deduction is justified. The sale deed dated 30.8.1989 is a proper basis for compensation at Rs.57.50 per sq.m. for orchard land and Rs.51.50 per sq.m. for irrigated land. Additional compensation, solatium, and interest apply as per statutory sections. The appellant's evidence on other sale deeds was rightly rejected as not comparable.
