The auction was conducted in violation of the statutory five-day notice period required by law for immovable property auctions. This procedural defect is substantive and renders the auction null, regardless of other alleged irregularities. Notification and valuation requirements were substantially met, and exclusion of certain bidders was not proven to have been unlawful or prejudicial. The applicants are entitled to partial attorney fees but not to all claimed costs.
