The Supreme Court found that Ngoboka François-Xavier was the lawful owner of the house, having purchased it from Bizimana André under a valid contract. The auction was void because the property was not lawfully subject to execution by the Gacaca court, and the auction was based on forged documents. The contract's resolutory condition did not automatically void the sale; termination required judicial intervention, which did not occur.
