A caveat registered on property can be cancelled if it was registered after the property was legally sold, even if the seller failed to register the acquired property for transfer due to reasons beyond their control. Since the caveat was registered after the sale to CROSS INVESTMENT COMPANY LTD, and the company was not a party to the dispute between Kalinda Valens and TRADEMET S.A, the caveat was invalid and its cancellation was justified. The appeal by TRADEMET S.A lacked merit.
