Ratio Decidendi

The parties are entitled to equal shares in the matrimonial property as co-owners, and the value of the land is properly included in the division. The appellant should not be required to pay both the respondent's share and the outstanding loan, as this would result in an inequitable distribution contrary to the finding of equal shares. The payment period for the respondent's share is extended to six months for fairness.
