Ratio Decidendi

The appellant, as registered owner, is entitled to a declaration of ownership of plot H1387 and the house, but the respondent is entitled to compensation for his contributions and a right of retention until compensation is paid. The trial judge erred in appointing both parties as guardians; only the appellant is entitled to guardianship as the mother who acknowledged the children.
