Ratio Decidendi

The plaintiff's right of action to claim ownership or any real right in respect of the suit-property arose upon registration of the sale deed in 1972. The statutory period of 20 years expired in July 1992. The action was filed in November 2001, nearly nine years after the deadline. The court found that the transactions in 1984 and 1985 did not create new rights for the plaintiff, and any alleged interruption of prescription in 1996 occurred after the 20-year period had already lapsed. Therefore, the action is time-barred by prescription under article 2262 of the Civil Code.
