The Appellant, as agent, failed to exercise reasonable skill and diligence in managing the Respondent's property by allowing the tenant to accumulate 11 months of rent arrears and failing to take action under the tenancy agreement to recover the rent or evict the tenant. This neglect directly caused the Respondent's loss of UGX 5,500,000 in unpaid rent. The trial Magistrate correctly found the Appellant liable for the rent arrears and awarded general damages for inconvenience suffered. The award of costs was proper as the Respondent was the successful party and no good cause was shown to deprive her of costs. The appeal was dismissed as lacking merit.
