However, the defendant's occupation of the premises created a quasi-contractual obligation to pay rent at the proper rate set by the plaintiff, not the lower rate agreed with the ex-employee. Payments made to Tom Ayeny did not constitute payments to the letting company, as they were not officially receipted.
