The plaintiff lawfully acquired the freehold certificate of title after the land was degazetted and all statutory procedures for lease and conversion to freehold were followed. The Commissioner Land Registration cancelled the plaintiff's title without giving the required statutory notice or affording the plaintiff a hearing, in violation of Section 91 of the Land Act and Article 44(c) of the Constitution. Such cancellation, effected without due process and in breach of the rules of natural justice, is a nullity.
