The subsequent transfers and subdivisions were lawful, and the Applicants are bona fide purchasers for value without notice of fraud. The Respondents lodged their caveat in 2015, over 40 years after their father's death and more than 25 years after attaining adulthood, without taking any substantive legal action to enforce their alleged rights.
