The respondents failed to adduce documentary evidence to prove that the late Jamiru Lubega gifted them the suit land inter vivos. The law requires delivery of a gift of registered land to be effected by execution and delivery of transfer forms, which was not done. The applicants, as administrators, are vested with the suit land and have locus to challenge the caveat. The respondents' basis for lodging the caveat was not justified, as their alleged interest was not proved. The caveat therefore frustrates the administration of the estate and must be vacated to enable the administrators to perform their duties.
