The existence of an invalid, out-of-time appeal did not affect the registrar's decision. The registrar, however, erred in ordering the file to be placed before the trial Judge for a vesting order, as criminal proceedings do not constitute a successful civil action for recovery of land under section 177 of the Registration of Titles Act.
