The right of action to recover the suit land accrued to the plaintiffs' predecessor, Mary Nabankema, in 1974 when the 1st defendant was registered as proprietor. Neither the deceased nor her heirs took any action to challenge the registration or possession for over 30 years, despite knowledge of the circumstances and opportunity to do so. The doctrine of acquiescence and proprietary estoppel applies, as the deceased's inaction amounted to passive encouragement of the 1st defendant's possession.
