The High Court found that the respondents proved ownership of the suit land by gift inter vivos from their late father, supported by a valid distribution document (PE1), corroborated testimony, and physical evidence of fruit trees planted on the land. The appellants failed to produce any valid instrument showing transfer of the suit land to them in 2012, and their claim was contradicted by their own admission. The court held that once the four conditions for a gift inter vivos are met, the donor loses the right to revoke the gift, and the donees become the lawful owners.
