The Respondents, as beneficiaries of the late Muhammad Kayongo's estate, have an equitable interest in the suit land, which constitutes a caveatable interest under the Registration of Titles Act. The Will from which the Applicants derive their powers as executors is being challenged on appeal, and the validity of the Grant of Probate is therefore also in contention. Removing the caveats at this stage would undermine the pending appeal and potentially prejudice the interests of the beneficiaries.
