Donatio mortis causa does not apply to immoveable property under Ugandan law, and a gift inter vivos of registered land requires compliance with statutory requirements, including transfer by deed and registration. The letter was not a deed, was not witnessed or sealed, and there was no delivery of the title deed or registration of transfer.
