The plaintiff failed to establish a valid legal interest in the suit property because the leasehold transfer from Senco Financial Services was effected without the mandatory written consent of the lessor (Kampala District Land Board), in breach of the lease agreement. The evidence, including topographic maps and deed plans, established that the suit land (Plot 17A) was created over a pre-existing access road (Kakoma Road), and the plaintiff did not obtain the necessary approvals to change the use of the land.
