The 2nd Appellant's claim of forgery was not substantiated, and the handwriting expert's report was inconclusive. Applying the principle of nemo dat quod non habet, the 2nd Appellant could not lawfully sell the same land to the 1st Appellant after having sold it to the Respondent.
