Property Code § 13.004
A recorded lis pendens gives notice of its contents, and that notice becomes effective when it is filed and indexed. A real-property transfer or encumbrance to a bona fide third party without notice remains effective unless the lis pendens notice has been recorded and indexed in each county where the property is locate
