Estates Code § 1158.302
If an estate’s real estate is sold partly on credit, the buyer must make an initial cash payment of at least one-fifth of the price, sign a deferred-payment note, secure it with a vendor’s lien and deed of trust, and the note must carry at least 4% annual interest.
