The agreement for sale of one acre of agricultural land between the plaintiff and defendant became null and void after six months due to lack of Land Control Board consent, as required by the Land Control Act. The plaintiff is therefore only entitled to a refund of the purchase price. The court found insufficient evidence to establish which party was responsible for the developments on the land, and the valuation presented included land not subject to the agreement. Furthermore, any claim for compensation for developments would require specific pleading and proof as special damages, which was not done.
