Both parties' valuers agreed the building was in a poor state, but only the plaintiffs' valuer conducted a structural assessment. The court held that the building was unsafe and required demolition and reconstruction. However, to avoid unjust enrichment, the court deducted 20% for depreciation from the replacement cost.
