Time for adverse possession could only begin to run from 20th May, 1985, the date of the sale agreement. The suit was filed on 22nd April, 1997, before the expiry of the twelve-year statutory period required under Section 7 of the Limitation of Actions Act. Furthermore, the plaintiff's claim was based on a fraudulent and unapproved survey map (P.
