The court found that while there was an agreement for sale of part of the deceased's land to the protestor by certain beneficiaries, the agreements were entered into before the grant of representation was issued and before confirmation of the grant. Under the Law of Succession Act, only a duly appointed administrator may lawfully deal with estate property, and no immovable property may be sold before confirmation of the grant. The purported sellers had no legal authority to dispose of the deceased's property at the time of the agreements, rendering the transactions void for intermeddling.
