Although the transaction became void for lack of Land Control Board consent after three months from the last payment (3 May 1986), the plaintiff remained in exclusive, uninterrupted possession for over 12 years. According to the principles in Wambugu v. Njuguna, time for adverse possession began running after the last payment, and by 4 May 1998, the plaintiff had acquired title by adverse possession.
