The applicable limitation period is therefore twelve years under Section 7 of the Limitation of Actions Act, not six years as contended by the Defendant under Section 4(1)(a). The cause of action arose in 2011 when the Defendant was registered as proprietor of the suit land, and the suit was filed within twelve years of that date.
