The court found that the plaintiffs' claim was for recovery of land based on alleged fraudulent transfer of title. The evidence showed that the cause of action accrued by 1999 at the latest, when the last disputed title was issued and the alleged fraud was or ought to have been discovered. Under Section 7 of the Limitation of Actions Act, such a claim must be brought within 12 years from accrual. Since the suit was filed in September 2013, more than 12 years after the cause of action accrued, it was statute-barred.
