Section 3(1) of the Land Disputes Tribunals Act, No. 18 of 1990, expressly excluded disputes concerning title to land from the tribunal's jurisdiction. Consequently, the tribunal's award, the subsequent adoption of the award as a judgment and decree by the court, and all actions taken by the District Land Registrar to implement the award were null and void ab initio.
