No substitution of the deceased plaintiff with a legal representative was made, nor were letters of administration produced. As such, the judgment entered against the deceased was of no legal effect upon him or his estate. The Deputy Registrar cannot be directed to execute transfer or mutation documents for property registered in the name of a deceased person in the absence of a duly appointed legal representative.
