Ratio Decidendi

The tribunal found that the landlords complied with the statutory requirements by issuing a valid notice to terminate the controlled tenancy, providing the tenant with more than the minimum two months' notice as required by law. The tenant failed to respond or file a reference within the prescribed period and did not provide a valid reason for the delay or for setting aside the ex parte orders. As a result, the tribunal held that the termination notice remained valid and unopposed, entitling the landlords to vacant possession of the premises. The tribunal therefore upheld the landlords' application and ordered the tenant to hand over possession by the specified date.
