The landlord must also demonstrate a genuine intention to renovate and the necessity of obtaining possession to do so. In this case, the landlord failed to provide adequate evidence of intention to renovate, such as renovation plans or proof of funds. The photographs submitted did not establish the necessity for renovations, nor did they substantiate the landlord's claim that possession was required.
