The appellate court found that, under Sections 18 and 19 of the Land Registration Act, 2012, courts are prohibited from entertaining boundary disputes unless the boundaries have been fixed by the Land Registrar and noted in the register. In this case, although the Land Registrar and Surveyor had previously visited the parcels and placed beacons, there was no evidence that the boundaries had been formally fixed and recorded in the register.
