The evidence established that the application for Land Control Board consent, the consent itself, the transfer documents, the signature, photograph, and PIN used in the transfer were all forgeries. As the transfer was based on fraudulent documents, no valid title could pass to the 1st defendant. There was no evidence implicating the 2nd defendant (Land Registrar) in the fraud.
