The respondent's contract for sale with the mortgagor did not create any registrable interest or charge on the property, as she failed to register a caveat or otherwise protect her interest. The equity of redemption was extinguished upon execution of the contract of sale at auction, in accordance with the amended Section 60 of the Transfer of Property Act and established case law.
