Although the transfer was not completed, the Plaintiff's family remained in open, continuous, and exclusive possession. The court held that time for adverse possession began to run from 1972, and by 1984, the statutory period had lapsed, vesting title in Wainaina Kihara. The subsequent registration of the land in the names of the 2nd and 1st Defendants did not interrupt the Plaintiff's possession.
