The court held that the Land Registrar acted ultra vires by purporting to cancel or threaten to cancel the ex parte applicants' registered title through the letter dated 2 September 2019. Section 79 of the Land Registration Act only empowers the Registrar to rectify the register in limited, procedural circumstances and does not confer authority to determine or cancel title in cases of disputed ownership or alleged fraud. Such powers are reserved for the courts under Section 80 of the Act.
