The tribunal's decision to order the transfer of land parcel No. Ruiru East Block 1/302 back to Beatrice Mukuhi Mwangi and to order a third party to refund the purchase price was therefore a nullity. The subsequent adoption of the tribunal's award by the Chief Magistrate's Court and the actions of the Land Registrar in effecting the transfer were equally invalid.
