Ratio Decidendi

The Plaintiffs failed to prove that the 2nd Defendant was an authorized agent of the registered proprietor or her deceased husband. The sale agreements and payments made to the 2nd Defendant were not sufficient to confer valid title, as there was no evidence of agency or authority. The Plaintiffs also failed to conduct due diligence to ascertain the true owner of the land before purchase, disqualifying them as bona fide purchasers for value. The court found that only plots 2, 3, and 20 were validly sold by the deceased, and the remaining plots were disposed of without authority. Consequently, the Plaintiffs' claim failed, and the 1st Defendant's counterclaim for eviction succeeded.
