The Tribunal found that the landlord had served a valid notice of termination in the prescribed form, with the required notice period, and the tenant did not file a reference or objection within the statutory period. Under Section 10 of Cap. 301, the tenancy therefore terminated by operation of law upon expiry of the notice period. The Tribunal emphasized that only the filing of a reference suspends the effect of a termination notice, and in the absence of such a reference, the Tribunal could not interrogate the reasons for termination. Consequently, the landlord was entitled to vacant possession, and the tenant was required to yield up the premises and clear any outstanding arrears....
