The Tribunal found that the tenancy agreement between the parties was for a fixed term of one year, expiring on 31st May 2024. The tenant was duly reminded of the expiry and requested a grace period but failed to pay rent or vacate. The Tribunal held that the landlord was not obliged to renew the tenancy or recognize any rights arising from the tenant's business purchase or alleged renovations, as these were not part of the tenancy agreement and the landlord was not a party to them. The Tribunal emphasized that it cannot rewrite contracts or impose terms not agreed by the parties.
