The claimant failed to pay the balance of the purchase price within the stipulated time and did not pay for revaluation as required by the contract. The defendant was entitled to treat the contract as repudiated, rescind it, and refuse to complete the sale. The claimant, being in breach and not having done equity, was not entitled to specific performance or damages. The defendant lawfully terminated the tenancy and evicted the claimant.
