    The Tribunal fixed the new rent at $32,000 per month as at 6 February 1998 by using contemporaneous comparable fresh lettings adjusted to the subject flat by rateable value ratio and applying compensating adjustments for inferior condition (-10%) and for provision of old furniture (+5%) and landlord's additional repairing liability (+5%) which netted to zero; the term was set at one year following the last written tenancy; the question whether the new tenancy should include an endorsement clause under s.116(4) was referred to the Presiding Officer for determination.
